Having served as a launderette for over 20 years, Shirland Road was acquired by our group with planning permission to deliver 8 high-quality residential flats and Class E commercial space. This project represents a flagship design and build scheme, aiming to create a prime private rental sector (PRS) development in the highly sought-after Maida Vale area of Westminster.

 The site’s prime location presents a unique logistical environment, requiring meticulous planning and strategic delivery. To address these complexities, our delivery team have focused on creating a high-quality and well-coordinated technical design that integrates seamlessly with detailed construction phasing.  

With a focus on efficiency and sustainability, the project will be completed within an 18-month timeline from the start on-site. Shirland Road is expected to realise a GDV of £12m.  

By integrating thoughtful design, technical expertise, and meticulous management, Shirland Road will deliver ahigh-specification, mixed-use development that enhances the local community and adds significant value to the Maida Vale area.

146 New Cavendish Street

New Cavendish Street, a 1960s building located in W1, London, was transformed into premium office and collaboration space. The building was acquired by Topset Investments in a distressed state and underwent a comprehensive CAT A & B refurbishment, with the project successfully completed in January 2024.

By combining bespoke interior design, high-quality finishes, and expert craftsmanship, we created a space that seamlessly integrates professional functionality with a warm and welcoming atmosphere. Featuring flexible and stylish workspaces, New Cavendish Street is designed to meet the dynamic needs of Topset Investments’ tenants.

New Cavendish Street was a ‘fast track’ fit-out delivered in 5 months from start on site to practical completion. Our expertise ensured that Topset Investment’s built asset realised its full potential, ultimately delivering an £11m+ GDV.  

Successfully acquired, financed, and delivered, New Cavendish Street now operates as a fully occupied, income-generating asset, showcasing our commitment to delivering exceptional project outcomes and realising value.

111-113 Great Portland Street

Located in the heart of Fitzrovia, 111–113 Great Portland Street is a character office building arranged over five floors. Acting on behalf of the outgoing tenant, we planned and delivered a full program of dilapidations works to meet lease obligations and return the space to a clean, lettable condition.

The works included the removal of tenant alterations, reinstatement of finishes, lighting, mechanical systems, and services. Operating within a live, multi-tenanted building and under tight time constraints, we coordinated closely with the landlord’s surveyor to manage compliance, access, and sign-off.

This project underscores our ability to perform technical reinstatement works with precision and reliability. By maintaining clear communication, strict adherence to program, and a firm grip on compliance, we ensured a smooth handover that safeguarded our client’s position and delivered a clean exit.
