Brief & Feasibility Support

Design & Build (D&B)

This model is particularly suited to clients who want clear accountability, risk management, cost control, and a collaborative contractor from the outset. We often take forward schemes we’ve supported during the pre-construction phase, maintaining continuity and protecting intent while converting ideas into deliverable packages.

Sometimes referred to as turnkey delivery, this route gives clients a streamlined path from concept to completion — with a single point of contact and clear contractual accountability throughout.

Traditional Contracting

At One Four Six Group, we deliver traditional construction contracts with clarity, structure, and control. This route is typically led by the client and their design team, with our role focused on pricing, programming, and executing the works under a lump sum contract.

While many projects are competitively tendered, we also work under negotiated appointments, often following early-stage involvement or repeat collaboration. We provide contractor design portions (CDPs) where required, supporting specialist design development while maintaining a clear separation of responsibilities.

This is disciplined delivery, with defined roles and strong site leadership.

Tendered or Negotiated Appointments

We price competitively for tendered schemes and also take on negotiated contracts where we’ve supported pre-construction or have an existing relationship.

Programme & Resource Management

We build a realistic programme from the outset and labour, sequencing, and supply chain to maintain progress and hit key dates.

Coordination with the Design Team

We take an active role in working with the lead consultant to resolve queries early, coordinate information flow, and protect design integrity during delivery.

Management of Contractor Design Portions (CDPs)

Change Management

Construction Management gives the client direct control over trade contracts, with One Four Six Group appointed to manage the construction phase.

This route suits clients who want visibility and flexibility, particularly where early site access, fast-moving packages, or complex procurement are key. It allows enabling works and trade appointments to progress ahead of full design, with our team managing sequencing, coordination, and delivery throughout.

Our role is delivery leadership. We protect your programme, your standards, and your interests on site.

Programme & Sequencing Oversight

We plan and coordinate the works across multiple trade packages, maintaining momentum and resolving conflicts as the project progresses.

Trade Interface Management

We manage the relationships, sequencing, and overlap between trades — ensuring accountability and avoiding gaps in scope or responsibility.

Procurement Support

Site Coordination & Logistics
